Thanks, William. Classic Urban Homes has a great portfolio of work! It is nice to see a green home without the stereotypical ultramodern style.

It doesn’t surprise me that the added value is not yet appreciated. Unfortunately, those builders and homeowners taking the lead may have to be patient to see a benefit. Sometimes, especially in this economy, people don’t invest in things there aren’t comps for. I think if we educate buyers with a side by side comparison….say 5 years out, 10 years out, they may have more appreciation for the life cycle benefits. I would imagine those already building green, like yourself, will be more competitive in the future because of their trial and error. This is one on the reasons the DGBA was formed. We felt resources were lacking to educate those that value green and we hope that starts a trend for others to follow suit.

It was occasionally covered but the emphasis was on the end result of a product. He stressed that any green aspect can be achieved at comparable cost to other products if you search for them...there was some noticeable deissent by a few builders.

Good post. I think your most telling comment is "my personal take-away from this forum is the need for more demand..." While the gov't is doing it's best to create consumer demand by legislating new standards, I honestly question how much latent demand there is. Certainly there is some, but is it enough? Case in point - we built the second (and I believe first spec) Green Built Texas home in the Park Cities. Of all the people who have shown an interest, I'd say less than 5-10% care about it's green aspects. Maybe a few more show an interest in the energy savings aspects of the home. In no way has being "green" been a factor to differentiate this home from any other home in this market. We had hoped that this would give us an edge in this very tough market - but it has not proved to be true.
